Documents you'll need to provide to your Sunward loan advisor

• Most recent pay stubs covering 30 days of earnings
• W-2s from most recent two years
• Two months of most recent bank statements (excluding Sunward accounts)
• Current homeowner's insurance policy declaration page
• Warranty deed or owner's title policy and survey
• Current mortgage holder statement
• Most recent property tax bill

PENSION OR SOCIAL SECURITY INCOME

• Letter of benefits from Social Security
• Pension award Letter or any pay stub from the company issuing your pension check
• 1099Rs from the most recent two years

SELF-EMPLOYMENT OR COMMISSION INCOME

• Two years of federal income tax returns for both individual and business, with all schedules
• Year to date Profit & Loss statement, signed and dated

ADDITIONAL DOCUMENTS MAY INCLUDE

• Trust agreement
• Divorce decree (child support and marital settlement statement)
• For rental property income, last two years of tax returns with all schedules and a current lease agreement
